If you own a home in Tucson or anywhere in Pima County, this is something you should know.

In fact, I’m always surprised how many homeowners qualify for property tax relief and never apply. Pima County offers several valuation relief programs that can reduce your home’s taxable value. As a result, you could see real savings each year.

I’ve spoken with clients who assumed their tax bill was set in stone. However, that’s not the case. In some situations, you can lower it by simply applying.

So, let’s walk through what these programs are and who they’re for.


What Are Pima County Tax Valuation Relief Programs?

Pima County Tax Valuation Relief Programs reduce the limited assessed value of your property. That value directly impacts your property taxes.

To qualify, you must apply through the Pima County Assessor’s Office. In addition, these programs follow state guidelines and income limits.

Here are a few key things to know:

  • First, you must apply between the first Monday in January and March 1
  • Next, you can only receive one program at a time
  • Also, income limits apply and change periodically
  • Finally, you must provide documentation for eligibility and residency

Because deadlines matter here, I always recommend applying early.


Disabled Veteran Property Tax Relief

First, let’s talk about one of the most impactful programs.

If you are a disabled veteran, you may qualify for a reduction in your home’s taxable value. In some cases, the savings can be significant.

For example, veterans with a 100% service-connected disability may qualify for a full property tax exemption on their primary residence.

To qualify, you must meet a few requirements:

  • You need a VA Benefit Summary Letter dated within the last 12 months
  • The letter must show your disability rating
  • You must live in the home as your primary residence
  • You must meet income limits

In addition, a surviving spouse may continue the benefit if they remain in the home and meet eligibility rules.


Widow and Widower Property Tax Relief

Next, let’s look at the widow and widower exemption.

This program reduces your assessed value by a set amount. As a result, your tax bill decreases.

To qualify:

  • You must be a permanent Arizona resident
  • You must not have been divorced or separated at the time of your spouse’s passing
  • You cannot remarry and keep the exemption
  • You must meet household income limits

I’ve seen homeowners miss this simply because no one told them about it. So, it’s always worth checking.


Senior Freeze Program (Senior Valuation Protection)

Now, let’s talk about the Senior Freeze.

Despite the name, this program does not freeze your tax bill. Instead, it freezes your home’s taxable value for three years.

  • The home must be your primary residence
  • You must meet income limits

Although tax rates can still change, this program helps stabilize one major piece of the equation.


Disabled Persons Property Tax Relief

Finally, there’s relief for disabled persons who are not veterans.

If you are totally and permanently disabled, you may qualify for a reduction in your assessed value.

To qualify:

  • You need certification from a licensed Arizona medical authority
  • You must own and live in the home
  • You must meet income limits
  • You must be a permanent Arizona resident

Like the other programs, this one requires documentation. However, the savings can add up quickly.


Income Limits and Property Limits

All of these programs rely on income limits. More importantly, Pima County looks at total household income, not just one person.

In addition, the county considers the total value of property you own in Arizona.

Since these limits can change, I always suggest checking current numbers before applying.


One Important Rule Most People Miss

Even if you qualify for more than one program, you can only receive one benefit at a time.

Because of that, it’s smart to ask questions before you apply. That way, you can choose the option that gives you the most savings.


A Quick Note About Applying

Applications are due by March 1 each year.

You can apply:

  • By mail
  • In person
  • Online

If you miss the deadline, you may still request a waiver. However, that process takes extra steps.

So again, applying early makes things easier.
