Solar panels on your home spark strong opinions. I see it all the time here in Tucson. Some homeowners swear by them. Others wish they had never signed the paperwork.
Let’s break this down in a real-world way.
Why People Love Solar Panels on Your Home
There are some very real upsides. I completely understand the appeal.
First, lower electric bills. Tucson summers are no joke. Running AC for months gets expensive fast. Solar can offset a huge chunk of that cost. Second, energy independence. Many homeowners like producing their own power. It feels like taking control instead of relying fully on the grid. Third, environmental impact. Solar reduces your carbon footprint. That matters to a lot of people right now. Fourth, resale appeal when it’s done right. I will say this clearly: Buyers LOVE homes with paid off solar. It can absolutely make a listing stand out.
Solar Panels on Your Home: Where Things Go Wrong
Now for the part people do not talk about enough.
1. Bad Solar Agreements Can Cost You
This is the biggest issue I see. Some homeowners sign contracts where the payment is far higher than their old electric bill. I have seen numbers that make no sense. They were sold on savings. Instead, they locked into long-term payments that strain their budget.
Always run the math yourself. If it does not make sense on paper, it will not magically improve later.
2. Solar Panels Complicate Real Estate Transactions
This one hits close to home for me as an agent. When you sell a house with a solar loan, the buyer must qualify for two things. They must qualify for the mortgage and the solar loan. That extra layer can kill deals.
I have seen transactions fall apart because of solar alone. Buyers get approved for the home, then denied on the solar portion. Even worse, some buyers get denied late in the process. Suddenly the home costs twenty to forty thousand more than expected, and buyers are simply unable to make the monthly payments.
That creates frustration on both sides.
3. Solar Panels on Aging Roofs Can Backfire
This situation is brutal when it happens.
I have seen solar panels installed on roofs that were already near the end of their lifespan. A few years later, the homeowner needs a new roof. Now they must remove the panels, replace the roof, then reinstall the panels. In one case, a homeowner paid around $15,000 just for the panel work. That does not include the roof itself.
So now they pay for a new roof and spend a large amount to reinstall older panels. It is a tough pill to swallow.
4. Solar Company Issues and Bankruptcies
This one surprises people.
Some solar companies go out of business. I have seen it more than once. When that happens, things can get messy fast. It can become difficult to transfer the loan during a sale. In some cases, the seller must pay off the balance before closing.
That can delay deals or stop them completely.
Why Buyers Still Love Solar Panels on Your Home
After all of that, here is the twist…
Buyers still get excited about solar. But, there is one big condition.
They want it paid off.
Paid off solar feels like a bonus, not a burden. Lower utility bills with no extra loan attached is a huge win. When I list a home with owned solar, I highlight it every time. It draws attention and can absolutely help with resale.

I am not anti-solar. I just think homeowners need to go in with their eyes open.
