I talk to people all the time who come to southern Arizona for the winter. Many of them end up staying. Some buy second homes at first, and before long, they make the move full time.
I always find it interesting where people come from. It makes sense when someone moves here from the Midwest or Northeast. Long, cold winters will do that. But I also meet people relocating from places like Florida, Colorado, and California. That always makes me curious.
So what brings people to Arizona?
After years of conversations with buyers and homeowners, the same three reasons come up over and over again.
Retire in Arizona for the Sunshine
This one is obvious, but it still deserves the top spot. The sunshine here is hard to beat.
We get over 300 days of sunshine each year. That alone changes how people live day to day. People spend more time outside, stay active, and just feel better overall. Yes, the summer gets hot. There is no way around that. But it is only a few months out of the year. The rest of the time, the weather is incredibly pleasant.
I hear this all the time from my clients. They say they finally feel like they can enjoy their days again instead of waiting out the weather.
Retire in Arizona for the Outdoor Lifestyle
If you enjoy being outside, Arizona makes it easy.
We have hiking trails in every direction. Golf courses are everywhere. Pickleball and tennis run year round. The biking community here is huge, especially around Tucson and Oro Valley. You also have quick access to lakes, mountains, and scenic desert landscapes. It is not just one type of outdoor activity. There is something for everyone.
I have worked with buyers who moved here specifically for golf. Others came for hiking. Some just wanted a place where they could be outside without dealing with snow or humidity. Once they get here, most people end up doing more than they expected. That is part of the appeal.
Retire in Arizona for Affordability
This one surprises people sometimes, especially those coming from higher cost states.
Arizona still offers a relatively affordable cost of living compared to many parts of the country. That includes some really great options for retirees.
You can find homes in 55+ communities starting in the $300ks. And these are not basic communities. Many of them offer resort style amenities, social events, and beautifully maintained neighborhoods. If you want something more high end, you have plenty of luxury options as well. Golf course homes, gated communities, and custom builds are all available.
I have noticed that a lot of my clients appreciate the flexibility. They can choose the lifestyle they want without stretching their budget too far.
Why Southern Arizona Stands Out
Southern Arizona has its own unique appeal. Tucson and Oro Valley, in particular, attract a lot of attention from retirees.
Oro Valley was recently ranked the number one retirement town in America. That does not surprise me at all. It offers great views, well planned communities, and easy access to outdoor recreation. Tucson brings a different energy. It has a strong food scene, a laid back feel, and a mix of historic and modern neighborhoods.
I see people fall in love with this area all the time. They come for a visit, and something just clicks.
Final Thoughts on Why People Retire in Arizona
At the end of the day, it usually comes down to lifestyle.
People want sunshine. They want to stay active. They want their money to go a little further. Arizona checks all of those boxes.
