As of August 2024, agents must have this agreement signed before touring homes. This change came after the National Association of Realtors settlement updated industry rules around transparency and compensation.
I know this feels different if you bought a home before. It’s new for a lot of people. But it’s now standard practice across Arizona.
Why You Need a Buyer Representation Agreement
This agreement protects both you and your agent. It sets clear expectations from the start. No guessing, no confusion later.
From your side, it confirms your agent works in your best interest. From the agent’s side, it ensures they get paid for their time and expertise.
More importantly, it forces a real conversation about compensation. That’s something buyers didn’t always see clearly in the past.
Types of Buyer Representation Agreements in Arizona
In Southern Arizona, you’ll see a few different options. Each one serves a different purpose.
Single Property Agreement
This agreement covers one specific home only. It works well if you just want to see one property without committing long term.
Multiple Property Agreement
This option allows you to tour several homes with the same agent. It gives you more flexibility during your search.
Time-Based Agreement
This agreement lasts for a set period, like 30, 60, 90 days, or even 6 months! Most buyers choose this when they feel confident in their agent.
Self-Representation Option
Yes, this exists. If you want to represent yourself, there is a form for that too. Just know you’ll handle negotiations and contracts on your own.
