Even when my clients feel fully prepared, a few closing questions always seem to pop up right before the finish line. I get the same questions from buyers over and over again. And honestly, they are good questions to ask.
Here are the top three Arizona closing questions I hear all the time, along with the real answers I give my clients.
1. Will the House Be Professionally Cleaned?
Short answer: No.
The standard Arizona Purchase Contract does not require the seller to have the home professionally cleaned. A lot of buyers assume this is included, but it is not written into the contract.
I have noticed more buyers asking for professional cleaning lately. Some negotiate it into the contract upfront. Others request it during the inspection period. If you want it, you need to ask for it.
Here is my personal rule: If you are selling your home, leave it the way you would want your next home to feel when you walk in. Spotless. Even when cleaning is not negotiated, many sellers still do a solid job. But I always tell my buyers to plan ahead and schedule a cleaning before move-in. It takes one thing off your plate during a busy week.
2. How Is Signing Scheduled?
This is one of the most common Arizona closing questions, especially for out-of-town buyers.
In Arizona, the title company coordinates signing. If you are using a loan, your lender also plays a big role in timing. Most people assume everything is electronic. Sometimes that is true, but not always. Some documents still require a wet signature. If you are out of town, you may need a mobile notary. They meet you in person, verify your identity, and send your documents overnight to the title company.
I always tell my clients to plan ahead. Travel, work schedules, and timing can all affect signing.
The good news is that Arizona usually handles this very smoothly. We like to have everything signed ahead of closing day. That means when closing day arrives, my buyers often just wait for confirmation. Then I get to make the call everyone is waiting for: “You are officially a homeowner!”
3. Can I Move in Early?
I get why buyers ask this. You are excited, your lease might be ending, or maybe you just moved out of your last home and all your belongings are sitting in a Uhaul and you need somewhere to leave them.
The answer is yes, but it comes with risk.
Early move-in happens through a prepossession agreement. The seller has to agree, and everything must be documented. Here is the reality: It can get messy. I have heard too many stories that did not end well.
One buyer only wanted to store items in the garage. A battery sparked a fire and burned the house down DAYS before closing. Another situation happened to a colleague of mine. A buyer moved in early, and right before closing the title company found a new lien on the property. Closing got delayed. Then they found another lien, and closing was delayed again. During those delays, interest rates increased. By the time everything cleared, the buyer could not qualify for the loan anymore. They had been living in the home for months and had to walk away.
That is a tough situation for everyone involved.
I always advise my clients to avoid early possession unless there is no other option. Waiting a few extra days can save you from a major headache.

The closing process in Arizona runs smoothly most of the time. But the details matter, and assumptions can lead to surprises.
